Sunroom Plans

So you're starting to work on your sunroom plans. That's great! planning for a sunroom can be the best thing you ever did for your home, your family and your lifestyle. Almost all of our clients at one time or another  tell us, "This was the best thing I ever did! I should have done it years ago. I don't know why I waited so long. It's our favourite room in the house."

We understand why people wait so long to create their sunroom plans. It's a big project and it's difficult to even know where to start. Seaton Sunrooms is here to help you through your sunroom planning. Adding sunroom living space to your home is an investment that will provide you and your family with years of pleasure and enjoyment.

Like any kind of home improvement, it's an important decision and one that requires a great deal of planning and support.

What you Should Know Before You Buy A Sunroom

1.  See the Product.  Ask if your contractor has a showroom where you can see full-size models.  As soon as you walk through the door you should get a sense as to how comfortable you would feel having this company work on your home.  Ask if your contractor has a display home where you can see a finished sunroom so you can assess first-hand the quality of their workmanship.

2.  Compare cost and value.  After you visit the showroom, make sure your contractor offers a free, no obligation consulatation and measurement at your home to provide you with an exact cost for your project.  Some contractors offer estimates over the phone.  This can hide the true cost of the project.  Scheduling an appointment will be the only true way to be sure you can compare the cost and value of each product before selectiong a sunroom company.

3.  Ask about insurance.  Workers' Compensation insurance is a big expense that many contractors don't want to absorb, so they cut corners by hiring uninsured sub-contractors to do the installation.  If an uninsured worker is injured on your property, you could bear the liability.

4.  Ask about all the people who will work on your project.  If sub-contrators are used for specialty work on your installation, be sure they are fully insured and that your sunroom company will stand behind their work.

5.  Be sure you get the right permits and the necessary inspections.  Identify what permits will be required and how they will be processed.  Find out who will schedule the inspections required by your local building department.  Seaton Sunrooms will take care of all the necessary engineering and permitting for you.

6.  Ask what type of warranty is included.  How long is the labour guarantee and what does it include?  Seaton Sunrooms offers a one year labour warranty and a lifetime warranty on the products in the Sunroom.

7.  Determine what kind of foundation is needed.  Seaton Sunrooms Rooms can be built on your existing deck or patio if it meets local building codes required for a sunroom addtition.  We can reinforce your deck or patio if needed, or build a new foundation for your sunroom.

8.  Is fianacing available?  We offer TD home improvement financing.  Open and very competitive rates.  Ask what we can do for you.

Begin your plan for a sun room or screenroom by setting goals, considering designs, understanding the construction process, knowing the benefits, speaking with a manufacturer, and considering the porch or patio enclosure options.

Patio Enclosure Location & Preparation: What is the best location for a screenroom or sunroom? How much modification will my house need? Will I be mounting a porch enclosure on an existing deck or patio or will I be building a new one? Do I need a foundation? How will the enclosure fit and attach to my house?

Assembly & Ordering: Are there many screenroom/sunroom designs to choose from? Who will be measuring and ordering the patio or porch enclosure? Should I consider a do it yourself sunroom or screenroom? Can I count on my family and friends to help? Should I hire a manufacturer or contractor to help with the steps I find difficult? Do I want to pay a retailer for the entire project? Should I consider custom sunrooms? Should I design a sunroom of my own?

Cost & Expectations: What is my budget for the entire patio or porch enclosure project? What are my expectations based on my budget? How will I pay for the project? Do I have or need financing options? How will a SunPorch addition affect my home's value?
